Suggestions for the Home Seller

Have the HVAC system serviced.
Clean the gutters.
Add extensions to the downspouts if you don't have them.
Pressure wash the outside, if it needs it. Consider painting, as necessary.
Make sure all doors and windows open properly.
Have your annual termite inspection, if you haven't already.
Make sure all the Smoke and CO detectors are working.
Any muddy or eroded patches should be seeded (When it warms up) or covered with mulch.
Trim limbs and bushes from around the house that may be touching the house or roof.
Do you have GFCI outlets on the outside and at all sinks?
Get rid of that smell in the basement by the furnace. (Any unusual smells should be eliminated)
Look under sinks for leaks or signs of previous drips. Clean the cabinets under the sinks, but don't make it look like you are hiding something.
How does the tub/shower caulk look? Replace it if it is mildewy or cracking.
Do all toilets flush properly?
Any faucet or showerhead drips?
Make sure all drawers and cabinet doors operate properly.
Tighten the bolts on the attic stairs.

When you put it on the market, I would suggest getting a storage unit and removing all that you can. You could box things that need to move, but aren't needed on a daily basis. Closets especially.
In any area that seems small you should have the highest wattage bulb possible to make it appear bigger.

Offer a Home warranty. This makes the buyer less apprehensive, and more at ease with the inspection report.

Remember, it is a Home Inspector’s job to find problems!
